Pet Restrictions: Pets must be leashed at all times when in the community. Pet owners are responsible for picking up their pet’s solid waste and disposing of it in their own waste receptacle. No animals of any kind, including livestock and poultry, shall be raised, bred, or kept on any portion of the Community, except that a reasonable number of usual and common household pets, as determined in the Board’s discretion, may be kept on a Lot (including inside a dwelling). Unless the Board, in its discretion, determines otherwise, a reasonable number of dogs and cats, collectively, on any Lot shall be presumed to be three and Board consent is required for keeping additional dogs and/or cats on a Lot. Upon the Board’s request, an Owner, at his or her expense, shall remove any pet which is permitted to roam free, or, in the Board’s discretion, endangers health, makes objectionable noise, or constitutes a nuisance or inconvenience to other Owners or residents of any portion of the Community. If the Owner fails to honor such request, the Board may cause the pet to be removed at the Owner’s expense. No animals shall be kept, bred, or maintained for any commercial purpose. Pets shall be kept on a leash or otherwise confined in a manner acceptable to the Board whenever outside a structure.

Additional Lease Restrictions (Text): Tenants Rules & Regulations form must be filled in completely and signed by all parties. Anytime there is a new tenant, a new form must be filled out. Forms are to be sent to Windtree Garden’s management company within five (5) business days of the unit being occupied. If the tenants want access to the pool, the tenant must fill out, sign, and turn in the pool disclosure and registration form to the management company. All leases shall be consistent with the terms of the Declaration of Condominium for Windtree Gardens Condominium as amended, Articles of Incorporation, Rules and Regulations and By-Laws of the Association. Unit owners who have property managers or other representatives that will transact business with the Association shall provide written authorization by listing property manager’s or other representatives below. All residents living in the unit are to be listed under tenants’ information, including minors. No business maybe operated out of any unit, unit usage must be residential only.
